My client had completed building 9 identical townhomes. With a 13% extension coming to term, his current lender was not willing to offer a second extension.

I split the portfolio into three loans at 70% LTV, priced at 9.25%—a structure that priced better and matched the lease-up/exit timing. Day-one proceeds retired the old note, and I built in six months of payment reserves so carry wouldn’t squeeze cash flow. The client walked with roughly $1.3M and the runway to start the next projects without losing momentum.
